Generally when applications require Admin access it means
they're trying to write to the HKEY_Local_Machine
registry hive, or a directory like Program Files etc that
by default only allows write access to Administrators.
They may also be trying to use special 'rights' that
allow them to do certain things (check out User Rights
Assignment in the Group Policy editor).

You can use things like FileMon and RegMon from
http://www.sysinternals.com to see what these apps are
trying to do, and then change NTFS permissions or
registry key permissions to allow regular users write
access to those areas.

You may also want to contact the vendor of the app and
see if they have any methods to allow their apps to run
as regular users.
